our building process

Our Steps to Construction

Building a new home is a significant investment, and we at Verona Homes understand that the process can be overwhelming. That’s why we have designed our building process to be as transparent and easy to follow as possible.

We have broken down our building process into 9 simple steps, so you know exactly what is happening at each stage of construction. From the initial consultation to the final handover, our team will be with you every step of the way, providing expert guidance and support.

We take great pride in delivering high-quality homes with exceptional customer service, and that’s why our entire team is available to answer any questions you may have about the building process of your new home. We aim to ensure that the construction process is a positive and enjoyable experience for you and your family.

Our Process

stage 1
Initial Quote & Design

This is the first step in bringing your vision to life. During this stage, our sales consultant will work closely with you to understand your project goals, budget and timeline. Based on your chosen design and requirements, we will prepare an initial quote for your review. This quote will be valid for four weeks. 

stage 2
Preliminary Agreement

Upon acceptance of the preliminary agreement, your new home design initial quote will be secured. A small fee ($3,600 single storey; or $4,000 double/dual occupancy) is payable, enabling our team to conduct some preliminary activities on your site and develop a preliminary concept plan based on your chosen design. 

All necessary land documents are obtained, a pre-CDC check is undertaken to assess suitability for Complying Development, and a BASIX assessment is completed. 

stage 3
Drafting Appointments

You will have two drafting appointments to finalise any structural changes. Please note that no additional changes are permitted after this point. The plans are finalised and ready for the next phase.

stage 4
Engineering & CDC Approval

This is a critical stage where your project’s design is translated into technical specifications and formal approvals. Our experienced team collaborates with certified engineers to develop detailed structural and hydraulic plans that meet all relevant codes and standards. 

Simultaneously, we manage the Complying Development process. A fee of $5,000 is payable here for soil testing and detailed engineered drawings.

Colour Selections

This is the exciting stage where you choose the finishes, colours and materials that will define the look and feel of your new home. Working with our experienced team you’ll be guided through a wide range of options for paint colours, flooring, cabinetry, benchtops, tiles, fixtures, and more.

Part of our service includes a 2-hour colour consultation appointment for the selection of internal and external colours. At this stage, any upgrades will need to be quoted and will dealt with as variations to the contract (or added to the final tender).

stage 6
Final Tender

Behind the scenes, our team is busy sourcing and compiling competitive quotes from trusted suppliers, subcontractors and service providers for all key elements of your project. This includes materials, labour, specialist trades, and any external services required.

This phase involves a thorough review of your project’s design, structure, safety, accessibility, energy efficiency and sustainability to ensure alignment with the latest NCC requirements.

Once all the above points are completed, we are able to generate an accurate final tender to present to you. The final tender of your home build, along with a detailed breakdown of all inclusions and any additional costs are presented.

stage 7
Contract and Specification Signing

The final tender forms the foundation of the building contract. The full specifications are outlined in addition to the contract.

Our office admin team prepares to have your plans approved.

Our accounts team will meet with you to discuss all essential items required to commence construction (evidence of finance and the payment schedule).

stage 8
Final Preparation

Upon receiving approval of your plans, evidence of finance and the home warranty insurance certificate, you will then need to pay a 5% deposit.

The job file is forwarded to our construction team in preparation for construction.

stage 9
Construction Commences

Once construction begins, your building supervisor will take over and oversee the entire building process.

 

You will recieve your Site Start email and be added to our building portal for all your updates throughout the build. We provide fortnightly updates in the form of a report to keep you informed at all times.
