The Steps to Construction
Building a new home is a significant investment, and we at Verona Homes understand that the process can be overwhelming. That’s why we have designed our building process to be as transparent and easy to follow as possible.
We have broken down our building process into 10 simple steps, so you know exactly what is happening at each stage of construction. From the initial consultation to the final handover, our team will be with you every step of the way, providing expert guidance and support.

We aim to ensure that the construction process is a positive and enjoyable experience for you and your family.


Our Process
stage 1
Client Consultation
During your initial consultation with our sales consultant, they will work with you to understand your specific needs and budget. Based on this, they will help you select the most suitable home design for your block. This consultation will also involve a discussion about the finishes you would like to incorporate into your home design.
stage 2
Quote Presentation
After your initial consultation with your sales consultant to choose the best design to suit your needs and budget, you will receive a quote for the standard base price with your chosen finishes. This quote will be valid for four weeks.
stage 3
Preliminary Agreement
Upon acceptance of the preliminary agreement, your new home design base price with the chosen finishes will be secured. We then obtain the necessary reports to prepare a proposal for your new home.
stage 4
Drafting Appointment
After securing your new home design base price, you’ll have two drafting appointments to finalise any structural changes. Please note that no additional changes are permitted after this point.
stage 5
Fixed Priced Tender
After completing the drafting appointments, your sales consultant will present you with a Fixed Price Tender. This includes the final price of your home build, along with a detailed breakdown of all inclusions and any additional costs.
stage 6
Contract and Specification Signing
After you accept the Fixed Price Tender, your sales consultant will present you with the contract for signing. Following that, our accounts team will meet with you to discuss financing arrangements and the payment schedule.
stage 7
Building Application Lodgement
Next, we will prepare and submit your Building Application to either the Council or a Private Certifier for approval. This process typically takes 4-8 weeks, and we will keep you informed throughout.
stage 8
Colour Selection Consultation
You will receive a 2-hour colour consultation to discuss the interior design of your new home. If you request any upgrades during this stage, they will need to be requoted, which may take up to four weeks for the quotes to come back.
stage 9
Final Preparation
Upon receiving approval of your Building Application, we will forward the final drawings to our Construction team. You will then need to pay a 5% deposit and issue a bank letter.
stage 10
Construction Commences
Once construction begins, your building supervisor will take over and oversee the entire building process. They will schedule regular site visits at major stages of construction and provide weekly updates every Friday to keep you informed about the progress of your new home.
